This Unit sketch master plan for Ladbroke Green creates a vibrant new west London location, focused around the natural features of the site, and implemented within a phased development framework. The master plan suggests that the more valuable developable land is to the east of the site, along the Grand Union Canal and overlooking the open green spaces of Kensal Green Cemetery. The plan brings mixed use residential development to the front of the site and canal side, whilst creating a retail centre at the heart of the site linked directly to a potential Cross Rail Station. Small interventions such as a new pedestrian bridge across the canal allow the reintegration of the site to the street, transport network and surrounding neighbourhoods, encouraging an increase in footfall. The development framework enables the value of the site to be brought forward early, within the broader timescales of a decommissioned gasworks, a potential Crossrail station and the relocation of the existing site uses.
